Preparing Your Home For Photos

1 Week Prior to Photos

• Clean ceiling fans, they will be turned off

during the photo session

• No holiday / seasonal decorations

• Personal items such as photos should be

minimized as much as possible, perspective

buyers like seeing a clean slate rather than

the lived in look – think model home

• Spots show – clean carpets and walls

• Move extra furniture – rooms look bigger

when not overwhelmed by furniture

• Remove children’s art work from refrigerator

• Remove children’s toys from focal points

within the home and backyard

• Don’t schedule other workers on the day of

the photo session; this includes

housekeepers, gardeners, painters, home

inspector, pool company etc.

• If packing is going on, boxes should be stored

in the garage or closets, if they have to be in

a room they should be neatly stacked

together near the door to the room

1 Day Prior to Photos

• All windows should be cleaned

• Test all lights and replace any burned out

bulbs

• Pick up yard, pick up after pets, kids toys

should be stowed out of sight, landscape

should be photo ready, patio furniture

should be setup

• Storm Shutters should be opened

• Personal items put away; medicine, clothes,

computers, get rid of piles of paper and

magazines

• Straighten up laundry room

• Confirm arrangements for offsite pet care

Photo Day

• Ceiling fans turned off

• All lights should be turned on (in brightest

position), any burned out bulbs should be

replaced

• Window treatments & window blinds open

as appropriate

• All beds should be made

• Personal items, lotions, etc. should be

removed from bedside tables

• Clean bathroom mirrors, hand towels neat,

nothing hanging over shower curtain rod, put

down toilet lids

• Clean up kitchen; nothing on counter or in

the sink, no sponges/rags/or dishes in the

sink

• Electrical cords should be neat and not

showing

• Put trash cans in the garage

• Pets should not be at home on the filming

day

• Hide pet bowls, toys, and litter boxes

• If balconies have keyed locks please make

sure that keys are available

• We do not open storm shutters or adjust

garage doors

• No visible guns or any other kinds of

weapons in any rooms

• No vehicles in front of home or in driveway

• No trash cans out front

• Set the kitchen / dining table to create

warmth in the room

• Flowers on the table add interest and color

• Tell the photographer of any special

amenities that should be highlighted in the

photos

• Anticipate the photographer being onsite

for approximately 4 hours for an average

size home for 3D / photo appointments or

90 minutes for photo only appointments .

We request that you leave during this time

so the photographer can focus on creating

the best possible presentation.
